Key Responsibilities

  1. Financial Reporting:
  • Coordinate the preparation of financial statements and management accounts to ensure the accuracy of financial data and all stakeholders adhere to the accounts’ closing timeline.
  • Prepare and maintain the financial projection of the company for submission to KWAP and to ensure KWAP is aware on KWEST’s capital requirements.
  • Establish and maintain the Financial Polices and Guidelines to ensure achievement of KWEST’s financial objectives and ensure that they are aligned with KWAP’s Financial Policies and relevant reporting standards (e.g., International Financial Reporting Standards & Malaysian Financial Reporting Standards).
  1. Management Reporting:
  • Coordinate and manage the preparation of management reports including the analysis on financial position and performance of KWEST and its investee companies (subsidiaries, joint ventures and associates) to ensure the management are aware on the performance of KWEST and investee companies.
  • Manage, plan, and coordinate the accounts at group level to ensure investee companies adhere to the timeline and requirements for accounts closing timeline.
  1. Statutory (financial) & Internal Audit:
  • Coordinate statutory (financial) audit by ensuring the audit report is clean and free from any audit queries (qualified opinion).
  • Manage and coordinate the group financial audit of investee companies wholly-owned by KWEST (subsidiaries).
  • Assist the relevant stakeholders on the internal audit exercise relating to finance, accounts and procurement for KWEST to ensure KWEST complies with the relevant internal and external compliance requirements and processes.
  1. Finance & Payment Management:
  • Manage and coordinate the centralised payment function at KWEST by ensuring all payments (investment and operations) are submitted to KWAP for payment processing and adhere to internal and external policies and processes.
  • Establish and maintain the relevant intellectual documents (e.g., Standard Operating Procedures) to ensure KWEST operates within a proper internal control and comply with internal and external compliance requirements.
    1. Accounts & Budget Management:
    • Prepare and manage expenditure budget (operating expenditure and capital expenditure) of KWEST to ensure it is in line with KWEST’s business plan and blueprint.
    • Establish and maintain the relevant intellectual documents (e.g., policies, guidelines and standard operating procedures, etc.) in relation to budget monitoring, controls and virement.
    1. Procurement Management:
    • Coordinate the centralised procurement function at KWEST and support the team in procuring goods and/or services by coordinating with KWAP’s Procurement Function to ensure a smooth procurement process.
    • Coordinate and monitor contract management (vendors, subscription, etc.) to ensure a smooth renewal process.
    1. Financial and Tax Knowledge:
    • Be aware of financial and tax requirements to meet and comply with the relevant internal and external compliance requirements (e.g., Inland Revenue Board, Customs, Companies Commission Malaysia, etc.).
    1. Investment Team Support:
    • Assist the investment team on pre-investment and post investment activities (e.g., due diligence drawdown, distribution, etc.) and develop an understanding in private market especially real estate in order to analyse the financial and tax structure of existing and new investments.

Key Requirements

  • Bachelor’s Degree in Accounting, Finance or related field.
  • Professional certification (e.g., ACCA, ICAEW, CFA, CPA) will be an advantage.
  • Minimum 8 years of relevant working experience.
  • Able to work independently.

Department: Private Equity

Key Responsibilities

  1. Develop Private Equity (PE) investment portfolio strategies based on current and past PE portfolio performance.
  2. Evaluate asset managers and companies to be retained or replaced/exited with selection of better fit asset manager and company in managing new investments’ commitments (including discretionary and non-discretionary funds).
  3. Execute investments including Limited Partnership Agreement (LPA) for funds and Sales & Purchase Agreement (SPA) for direct/co-investments.
  4. Manage drawdowns and distribution for funds and direct/co-investments.
  5. Manage investment documentation and data management.
  6. Be involved in the divestment for execution of exit strategy for specific investment.
  7. Consolidate, prepare and report the performance results.
  8. Maintain investment financial records containing investment and activities, income, expenses, and update valuation records. Accounts include counterparty reconciliation.
  9. Develop a dataset that would allow the department to track, analyse and provide insights/outlook for investment ideas and portfolio cash flow prediction.

Key Requirements

  • Degree in Actuarial, Accounting or any related field.
  • Minimum 4 years of relevant working experience.
  • Knowledge and capacity to develop skills on corporate finance and nature of PE businesses.
  • Able to develop an understanding of the investment process flow and operational improvements for a PE setup.
  • Understand the difference and importance of LP Advisory Committee matters, LP matters, shareholder reserves matters, and board reserves matters, including analysis of their financial impact.

Key Responsibilities

  1. Copywriting and Content Management
  • Produce clear and error-free content for all branding and communication materials.
  • Work closely with the Business Development Unit and Project Management Unit to assist in producing relevant communication and presentation materials.
  • Work with relevant internal and external stakeholders to edit and modify copywriting materials to meet their content expectations.
  • Provide speechwriting and proofreading support.
  1. Brand Management
  • Provide assistance to the Assistant Vice President of Branding and Communications for the execution of KWEST’s corporate branding strategy.
  • Execute co-branding exercises and promotional campaigns with KWAP, investee companies and other partners to increase KWEST’s brand awareness and recognition, as well as to uphold and protect KWEST’s and KWAP’s reputation.
  • Provide assistance as the caretaker for KWEST’s corporate identity and branding guidelines.
  • Work closely with KWAP’s Strategic Communications Department for support and to ensure alignment with KWAP.
  1. Marketing and Communication
  • Support the execution of KWEST’s annual marketing and communication plan.
  • Provide coordination and assistance to the company’s internal and external communications.
  • Assist in graphic design and provide assistance for KWEST’s branding exercises and marketing collaterals accordingly.
  1. CEO’s Office Communications
  • Assist to prepare and review talking points for the CEO including presentations, talks, and other communication materials as required.
  • Assist to review documents, presentations, meeting minutes/summary of decisions for the CEO to the Board or other approving authorities as required.
  1. Stakeholders Engagement
  • Coordinate any required stakeholder engagement activities with the company’s internal and external stakeholders.
  • Ensure proper execution of the calendar of events for KWEST which consists of both internal and external stakeholders for KWEST’s branding and marketing activities.
  1. Media Relations & Public Relations

Department: Investment Services Function

Key Responsibilities

  1. Planning and Organising
  • Assist to coordinate the preparation of the department scorecard and expenditure budget.
  • Assist to monitor the execution of the department scorecard and budget utilisation.

  • Monitor external investment portfolio performance for reporting purposes.

Key Responsibilities

Financial Reporting:

  • Assist in the preparation of financial statements and management accounts in order to ensure the accuracy of information and financial data in the accounts.
  • Assist the section head in the preparation of financial projection and to ensure timely submission of information to KWAP (Fixed Income Department).

Group Management Reporting (International Investments):

  • Liaise and work closely with investee companies’ accountants to ensure investee companies adhere to the timeline and requirements for accounts closing.

Statutory (Financial) & Internal Audit:

  • Assist the section head to attend to queries by the external auditor in order to ensure the audit report is clean (qualified opinion).
  • Assist the relevant stakeholders on the internal audit exercise relating to finance, accounts and procurements of KWEST to ensure KWEST complies with the relevant internal and external compliance requirements and processes.

Procurement Management:

  • Support KWEST team in procuring goods or services by coordinating with KWAP Procurement Function to ensure smooth procurement process.
  • Prepare Business Case and Purchase Requisition Form for submission to KWAP Procurement Function.
  • Prepare and maintain contract management (vendors, subscription, etc.) monitoring template to ensure smooth renewal process.

Accounts & Budget Management:

  • Prepare and present Corporate Management related Committees / Board papers and Communications.

  • Bachelor degree in Accounts, Finance, Tax, or equivalent.
  • Minimum 4 years relevant experience in Group Reporting and Corporate Finance.

Key Responsibilities

Strategic Planning

  • Assist in formulating investment directions by identifying the right location, asset class, rollout time and risk and returns profile for real estate development.
  • Assist to realise KWAP’s expansion mandate by aligning it to investment directions via formulation of KWEST’s 5-year Business Plan.
  • Assist in the exploration of new growth sectors in order to expand KWEST’s investment portfolio.

Real Estate Development and New Investments

  • Assess the success factor of potential development projects by analysing and optimising its development components, sales and marketing strategy, construction rates, development costs, and financial returns.
  • Possess sufficient understanding on authority requirements, site’s physical limitations and ownership encumbrances to identify and minimise risks for potential development projects.
  • Able to build up preliminary feasibility for raw potential sites by referencing to planning guidelines and applying an appropriate set of assumptions to assess viability of a development on high-level.

Financial Knowledge

  • Able to understand, build and adapt the right set of assumptions for development feasibility and cashflows in order to analyse financial models and returns.
  • Able to run feasibility sensitivities and model alternative scenarios for holistic assessment of development returns.

Stakeholder Management

  • Assist in the management of both internal and external stakeholders to ensure that new investments can be secured, and existing investments are properly managed.
  • Assist in negotiations with both internal and external stakeholders to create value and ensure that KWEST’s interests are protected.
  • Responsible in liaising with external consultants, i.e., architect, legal, tax consultants, to ensure due diligence is completed successfully.

Networking

  • Continuous engagement with external networks (property consultants, property developers, agents, market research houses, government agencies, etc.) to improve chances of obtaining new leads and potential investments.

Preparation of Proposals

  • Able to put together a concise and conclusive proposal paper to present to management/ board/ IP members to obtain approval on acquisition.

Investment Management

  • Assist in coordinating investment-related matters on Management Committee level for projects in operation.

Other KWEST Management Matters

  • Prepare and assist in relation to investment matters such as the establishment/update of Standard Operating Procedures, Investment Policy, Investment Guidelines, investment reporting, and investment due diligence processes.

Key Responsibilities

Research and Analysis

  • Analyse industry trends, market dynamics, and other macro/microeconomic indicators relevant to private market investing.
  • Conduct detailed quantitative and qualitative analysis of private market opportunities to ascertain the risk and opportunities for investments.
  • Build and maintain financial models to evaluate potential investments and returns.
  • Explore and provide input for strategic development and acquisition opportunities within the private market space.

Research Modelling

  • Develop financial models including sensitivity analysis on companies under investment with consideration to support potential investment opportunities.

Research reporting and presentation

  • Monitor and alert internal stakeholders on any fundamental change of the existing corporates in the event of any industry or corporate development.
  • Prepare, present, and disseminate reports/assessment including management papers for the relevant committees for deliberation and consideration for the next course of action.

Investment Strategy

  • Work alongside the private markets team to develop, refine, and execute the private markets investment strategy.

Knowledge management

  • Update and maintain a relevant department database as a main point of reference for any investment-related data produced by the department to promote interactive knowledge sharing and intellectual discourse on current issues.
  • Support and assist in the production of thought leadership pieces pertaining to market, strategy, regulatory and other developments of note related to private market.

Investment Relationship Management

  • Conduct due diligence via engagement with investee companies, project partners, consultants, regulators, industry players, and others, to keep abreast on the latest developments that might have impact to KWAP’s investments.
  • Establish and maintain relationship with industry, trade and professional organisations to enhance visibility of the organisation and portfolio companies in the marketplace.

IT Compliance, Governance, and Risk

  1. i. Oversee compliance with applicable rules, policies, standards, and laws set forth by industries or the government in IT management and operations.
  2. Oversee the governance of IT activities that are aligned to support business goals based on a set of rules, policies, and processes.

       iii. Oversee risk management by identifying, assessing, and controlling the division’s operational and technological risks.

Policy Development and Monitoring

  1. i. Identify the needs, gather information, draft policy solutions, consult relevant parties, and conduct a continuous review of policy to provide effective guardrails in managing the organisation’s IT activities.
  2. Plan, capture data, escalate, remediate, and proactively manage the adherence to and exceptions of policy.
  • Manage internal and external audit queries and control, conduct audit walkthroughs, track data and information requests, and manage the auditor and auditee in ensuring the completion of the audit.
  • Manage the identified or current organisation’s ISO standard, certification bodies’ processes, and business management practices.
  • Manage incidents and service requests raised by users, including the management of the service management system, monitoring resolution requests, and communication to relevant stakeholders.
  • Analyse, interpret, and present data with selected tools to uncover key insights from the helpdesk tickets.
  • Develop, coordinate, and complete the Business Impact Analysis (BIA) for digital-related disaster recovery activities.
  • Identify gaps and resources, and plan to ensure well-structured disaster recovery execution.
  • Manage rights, renewals, amendments, and relationships defined throughout the organisation’s IT contract portfolio.
  • Track and send alerts for contract renewal.
  • Manage, control, track, and protect the organisation’s technology assets throughout their life cycle from acquisition to the final disposition.

Key Requirements

  • Bachelor’s Degree in Computer Science, or Computer Engineering, or Information System, or IT, or other related qualification.
  • Experience leading a team while performing governance and compliance, audits, IT risks, and other IT-related areas.
  • At least 12 years of working experience with 5 years in IT governance and compliance.
  • Knowledge and understanding of ISO 27001, COBIT, and ITIL will be an added advantage.
  • Experienced in carrying out ISMS, IT audit, compliance, and governance roles.
  • Knowledge of applicable regulations, standards, and requirements will be an added advantage.

Key Responsibilities

Strategic Planning

  • Assisting to support KWEST’s 5-year Business Plan to pursue new investment sectors and locations to grow KWEST’s portfolio and contribute to KWAP’s Assets Under Management (AUM).

Investment Management

  • Assisting in all ongoing project related matters and representing KWEST in operational level coordination and discussions in Investee Companies to ensure that KWEST and KWAP’s interest are protected.

Contract Management

  • Assisting Project Management Unit (PMU) on contract management for all secured investment projects and special task in KWAP including planning, analysis, tender and award, procurement and valuation.
  • Providing technical assessment of potential development opportunities in terms of construction costs estimation, tender processes, etc to feed into due diligence to support Business Development Unit (BDU) and other relevant departments (including Real Estate Department, Accounts & Finance Department) in securing new investments.

Management of KWAP Lands

  • Managing maintenance works at undeveloped KWAP’s lands on behalf of KWAP.
  • Ensuring regulatory compliance related to land matters including quit rent and other statutory payments.

Financial Knowledge

  • Assisting in supporting BDU in the assessment, enhancement and analysis of development feasibility and sensitivities to analyse financial models and returns in evaluating potential investments (specifically on construction cost estimation, statutory fees, contributions etc.)

Stakeholder Management

  • Assisting with negotiations for both internal and external stakeholders to ensure that new investments can be secured, and existing investments are properly managed.
  • Assisting with negotiations for both internal and external stakeholders to create value and ensure that KWEST’s interests are protected.

Networking

  • Assisting with the expansion of external networks (property developers, property consultants, real estate agents, government agencies etc.) to ensure the on-going investments are protected and assist BDU in identify new potential investments.

Key Requirement

  • Minimum 10 years experience in Property Development
  • Degree in Civil Engineering, Architectural and equivalent.
  • Have relevant work experience in project management. development planning and construction management
  • Excellent communication skills
